Roof Repair vs. Roof Replacement in Greensboro: How to Tell Which One You Need

Published June 8, 2026

Short answer: repair when the problem is contained and the roof has life left. Replace when the damage is widespread, the roof is aging out, or you keep making the same repair call. Here’s how to read your specific situation.

The quick reference

SituationRepairReplace
Single leak in one area
Roof is under ~12 years old
Damage from a single storm event✓ (usually)Sometimes
Damage in multiple separate areas
Widespread granule loss across field shingles
Roof is 18+ years old (asphalt)
Two or more repairs in the last 24 months
Soft or rotted decking found underneath

When repair is the right call

The problem is in one place. A localized leak, a handful of lifted shingles after a storm, or a failed flashing seal around a chimney or vent — these are contained problems. Fix them and the rest of the roof keeps doing its job.

The roof is still relatively young. Asphalt shingles in the Piedmont Triad are typically good for 20–25 years for architectural shingles. A repair on a roof well inside that window is almost always the better value compared to an unnecessary full replacement.

It’s storm damage on an otherwise healthy roof. If a hail or wind event damaged one slope or one section of a roof that’s otherwise in good condition, repair (or insurance-covered repair/replacement) is often the right path rather than a full elective replacement.

When replacement makes more sense

The same roof keeps needing attention. Once a shingle roof starts failing, it rarely limits itself to one area. Two repair calls in two years — especially in different spots — is the roof telling you it’s done, not unlucky.

Granule loss is widespread. You can often see this: patches of shingles that look bare or shiny compared to the rest, or significant granule buildup in gutters that isn’t from one specific storm event. Widespread granule loss means the protective layer is gone across large areas of the roof, accelerating wear everywhere.

The roof is at or past its expected lifespan. Asphalt shingles in the Piedmont Triad typically hold up for 20–25 years for architectural products under normal conditions. Greensboro’s hot, humid summers and active storm season push that timeline toward the lower end rather than the upper end.

Moisture and NC humidity have gotten into the structure. The Piedmont’s humidity means moisture intrusion from an aging roof can cause wood rot in the decking and rafters faster than in drier climates. If a contractor finds soft spots in the decking, that’s a sign water has been getting in for a while — and that the problem has moved beyond the roof surface itself.

The cost comparison

A repair is cheaper upfront — that’s not a question. The real comparison is repair costs over time versus replacement cost, especially if you’re facing repeated repairs or if insurance may cover storm damage. If hail or wind from a recent storm is the cause, your insurer may cover a significant portion of a full replacement. See our storm damage guide for how that works.
